He later became Head of Real Estate Banking in the commercial bank, overseeing more than $20 billion of real estate loan exposure and a national team of 250. J.P. In September 2026 the firm closed its first net lease fund raised since buying Trio. The fund targets single-tenant industrial and outdoor storage properties on long triple-net leases. Tredway said net lease would stay a focus because it can offer durable income (press release).

In the Business Insider interview he argued that U.S. real estate values have fallen by more than 10% only three times in 50 years, and said he was hearing investors talk about moving money from stocks into property.
