No reputable outlet has published an estimate of Bill Shopoff's net worth. The earlier version of this page gave three contradictory numbers ($1.4 million, $66 million and "1.4 billion") and none had a source, so all have been removed. William A. "Bill" Shopoff is the founder, president and CEO of Shopoff Realty Investments, an Irvine, California, real estate firm that he has run in its current form since 2004 and whose roots go back to 1992.
What is Bill Shopoff's net worth?
There is no reliable figure. Shopoff Realty Investments is privately held and raises money from investors for individual funds and projects, so the value of Shopoff's own stake is not public. The company's projects are large, including a $60 million land purchase in Buena Park in 2025, but deal sizes describe the capital his firm manages, not his personal wealth. Some of those deals have also gone badly, which is another reason a guess would be unreliable.
The page previously claimed he earns $50 million a year and listed an age, height and weight. None of those claims had a source, and they have been removed.

Shopoff Realty Investments
According to the company's management page, Shopoff has more than 45 years of real estate and investment experience and has overseen the purchase of more than 1,000 properties through the firm's entities, including more than 8,000 apartment units (owned outright or through mortgage loans) and the entitlement of more than 25,000 lots or units of land. The company also says it has developed several million square feet of industrial buildings, with 14 million square feet in the pipeline.
Its model is value-add and opportunistic investing: buying land or tired properties, winning planning approvals, and then either building or selling the entitled site to a homebuilder.
Company history
The Orange County Business Council biography lays out the firm's lineage:
- 1992: Shopoff becomes principal or president of the Asset Recovery Fund.
- August 1999: President of Eastbridge Partners, L.P.
- April 2004: Acquires Eastbridge's assets and creates Shopoff Realty Investments, L.P. as manager.

Education
Shopoff earned a bachelor of science in biology and an MBA in finance and accounting from the University of Texas at Austin, according to his company biography. He has served on the executive council of the Real Estate Center at UT's McCombs School of Business. The earlier version of this page said he earned a BA from McCombs and a master's elsewhere; that was wrong.

Setbacks
Not every project has worked. In Las Vegas, Shopoff Realty was the developer of Dream Las Vegas, a hotel-casino near the south end of the Strip. Construction stopped with the developers owing tens of millions of dollars, and the site passed to the general contractor after a settlement over unpaid bills, the Las Vegas Review-Journal reported. In November 2025 Clark County granted a third time extension to keep the approvals alive.
In Chicago, lender Slate Asset Management filed foreclosure suits in January 2024 against two Shopoff office buildings, seeking almost $25 million in principal and interest and about $14 million in damages, according to The Real Deal. Shopoff had bought the buildings for $37 million in 2016.
Recognition and public roles
The Orange County Business Journal named Shopoff to its OC500 list of influential business leaders in 2025, calling him one of the county's most active real estate executives. He won the journal's Excellence in Entrepreneurship award in 2023 and gave the keynote at the 2025 event. He sits on the board of the Orange County Business Council and is vice chairman of its housing committee, and serves on the board of governors of Laguna College of Art and Design.

Why no estimate exists
Shopoff's wealth is tied up in private partnerships and funds whose returns and ownership splits are not disclosed. The firm's own website notes that performance has varied and that some offerings have produced losses. With both large wins and public setbacks, and no rich-list coverage, any single number would be a guess.
